Once the builder has been appointed after the tender process, they will be asked to sign a contract with the client. The Contract Administrator (CA) acts as the client’s Agent, who oversees the contractual arrangement throughout the build. This role generally includes valuation analysis for when the contractor submits a valuation (unless a Quantity Surveyor has been employed to do so). The CA acknowledges any variations by the client, which is quite common and reviews the implications to determine the most appropriate process. At the end of the project, the CA provides certification for ‘ Practical Completion’ and instigates any penalty charges for exceeding the agreed programme defined in the contract.
Lees Architect’s On Site Supervision / Contract Administrator (CA) provides the client with the peace of mind regarding time, cost and quality.
It will be a percentage charge against the build cost unless defined otherwise.
